Prices change, demand changes, marketing methods change (Internet, etc.) in addition to the pressures placed on the market by world events and the economy in general. Real estate professionals are always in tune with the market -- after all, that's a big part of their job!
Buying a new home can be a difficult and stressful experience. It is the single biggest investment most people make in their entire lives. That is why real estate agents exist. At least that is the way I see it. As real estate agents, they work in the service industry. That's thier bread and butter: Service!
Searching for your home on the Internet is something we could only dream about as recently as a decade ago. Although most real estate web sites available on th e Internet do a good job of updating their listings, there are a few details that are not known to the average consumer when it comes to searching for homes on the Internet.
The listings you see on the Internet originate in the MLS (Multiple Listing Service) which is the "master" database of homes for sale in any given area. The exceptions are some of the "featured listing" homes you might find on real estate web sites where the agent has provided additional information and perhaps additional photos for the homes that particular agent has in his or her inventory. With very few exceptions, those listings are also contained in the MLS database.
One thing that can be particularly difficult and stressful for home buyers is deciding what to offer. With a real estate agent on your side, you can be sure that you will be well-informed about any home's true value. When you want the house, you want to be sure you come in with the "right" offer. You want all the help you can get during negotiations and a real estate agent will be there to provide you with all the help you need when you need it most!
